Most rendering companies won’t put a number on a page. We will, because the alternative is you ringing round four firms to find out whether you’re looking at five thousand pounds or fifteen.
These are the bands we actually quote in. Every job still gets priced on survey — the substrate decides more than the square metres do — but if your property is in here, you should not be surprised by the figure.
Per square metre
| System | Installed rate |
|---|---|
| Monocouche | £50 – £75 per m² |
| House rendering | £55 – £85 per m² |
| Silicone | £60 – £90 per m² |
Silicone sits at the top because it’s through-colour and hydrophobic: you never paint it, and rain beads off rather than soaking in. Monocouche is cheaper per metre and still through-colour, but it’s a mineral render and behaves differently on a wall that moves.
What a whole house comes to
| Property | Monocouche | Silicone |
|---|---|---|
| 2-bed terraced | £4,500 – £7,000 | £5,500 – £8,000 |
| 3-bed semi | £6,000 – £9,500 | £7,000 – £11,000 |
| 4-bed detached | £8,500 – £13,000 | £10,000 – £15,500 |
| 5-bed executive detached | £12,000 – £18,000 | £14,000 – £22,000 |
The spread within each band is almost entirely substrate. A 1930s semi with sound brickwork sits at the bottom. The same house with failing sand-and-cement that has to come off, and reveals that need making good, sits at the top.
What’s in the price
- The site survey and a fixed written quote
- Scaffolding — we own most of ours, which is why our quotes don’t carry a hire company’s margin
- Stripping off and disposing of the failed existing render
- Substrate preparation, beading and mesh
- The render system and the labour
- Site clearance
What isn’t
- Repointing beyond what the substrate needs. We’ll quote it separately so you can see it rather than find it buried in the total.
- Fascias, soffits and guttering. We work alongside them, we don’t replace them.
- Windows and doors.
- Major structural repair.
The three things that move the number
Access. A terrace with no rear access needs more scaffold and more labour. That’s the single biggest variable between two otherwise identical houses.
What’s underneath. Pebbledash hides a lot. We won’t know whether the substrate needs significant repair until it’s off, which is why the survey matters and why a quote given over the phone is a guess.
Whether it’s listed or in a conservation area. In Bristol that’s rare. In Bath it’s routine, and it typically adds 15–25%.
Why the cheapest quote is usually the expensive one
The two ways to make a rendering quote cheaper are to skip the preparation or to skip the scaffold. Both show up in years three to five: the render cracks along the stress points it was never beaded for, or it debonds because the substrate was never properly keyed.
Ask any quote you receive what happens to the existing render, what beading is included, and what the warranty covers. If those three answers are vague, the number is not comparable to ours.
