Silicone Rendering in
Clifton

Clifton is the most constrained place we work in Bristol. Much of it is listed or in a conservation area, a great deal of it is Georgian stucco over rubble stone, and the specification follows from the building rather than from preference.

Clifton's Georgian terraces on the Royal York Crescent, Cornwallis Crescent and the Polygon are listed and in the conservation area — silicone render isn't appropriate here. The heritage-spec system is a lime-based through-colour render on a lime plaster base, applied by hand and finished to match the existing stucco. Listed Building Consent usually required.

Silicone render is the system we'd put on our own homes. It's the best of all worlds: through-colour, so no painting ever; hydrophobic, so Bristol's driving rain beads off; breathable, so the wall can dry out; and self-cleaning, so algae and dirt don't take hold. We install silicone systems from Johnstone's, K Rend, Parex and Weber across Bristol — typically on 1930s semis where the original sand-and-cement has failed, on detached new-builds where a clean modern finish is wanted, and on commercial buildings where a 25-year maintenance-free life matters. Every silicone system we install is backed by a 10-year manufacturer warranty, and priced with a fixed written quote after a free site visit.

Clifton is Georgian Bristol, and it behaves like it. The terraces around Royal York Crescent, Cornwallis Crescent and the Polygon are stucco over rubble stone or soft brick — solid-wall construction that has to breathe. A modern cement-rich or non-breathable system traps moisture in the masonry and pushes damp inwards, which is why lime-compatible work matters here in a way it does not on a 1930s semi in Fishponds. A large share of the stock is listed or sits inside the Clifton and Hotwells conservation area, so Listed Building Consent or conservation area approval is routine rather than exceptional. There is also a substantial Victorian and Edwardian villa stock on the streets running back from the Downs, and a growing number of flat conversions where work is often limited to a single dwelling within a larger building. Access is the other constant: narrow streets, residents' parking and very little room for scaffold on the crescents.

Problems we fix

When Clifton homeowners call us about silicone rendering

If any of these sound like your property, this is the service you want.

  • Blown, cracked or detached pebbledash from the 1970s and 80s

  • Damp patches appearing on inside walls after heavy rain

  • Algae and black mould growth on north-facing elevations

  • Repainting every 3-5 years becoming expensive and disruptive

  • Sand-and-cement render cracking along stress points after 15-20 years

  • Bare brickwork that looks dated and is hard to keep clean

  • Listed or heritage buildings needing a sympathetic modern finish

Housing stock

Clifton properties we render

What silicone rendering typically involves on the housing stock here.

  • Georgian stucco terraces (Royal York Crescent, Cornwallis, the Polygon — often listed)

  • Victorian and Edwardian villas off the Downs (4-6 bed, 2,000-3,500 sq ft)

  • Flat conversions within larger period buildings (1-3 bed)

  • Painted render over rubble stone and soft brick — solid wall, no cavity

  • Mews and coach house conversions on the back lanes

Local knowledge

Working in Clifton

Access & parking

Whiteladies Road and Park Street connect Clifton to the city centre; Clifton Down station is on the Severn Beach line. Residents' parking applies across most of the village and the crescents, so scaffold and material drops need arranging in advance.

Who lives here

A mix of long-term owner-occupiers in the period stock, professional households in the villas, and a substantial rental and student market closer to the university. Property values are among the highest in Bristol.

Landmarks we work around

  • Clifton Suspension Bridge
  • Royal York Crescent
  • Clifton Village
  • The Downs
  • Clifton Observatory
  • Whiteladies Road

Pricing notes

Listed and conservation work typically adds 15-25% — lime-compatible materials, slower methods and consent. Access on the crescents is the other cost driver: narrow streets and restricted parking mean more scaffold time.

What Bristol & Bath customers say

Verified reviews from recent work.

★★★★★

We needed our house re-rendered due to cracks and crumbling on our current render. Kyran and his team did a great job, they are hard working lads. The rubbish was all cleared promptly aswell. Any niggling issues before completion were resolved without any problems. We love the fresh new look on our house.

We got in touch on Saturday as we urgently needed plastering finished in our bathroom. We had a very quick response and Kyran was around at 8am on Sunday to get it done. He finished in just a few hours and the standard seems very good. He tidied up after himself too! We were pleased with the price considering the last minute nature of the work.
