Redland's Victorian and Edwardian villas and bay-fronted terraces are mostly solid-wall construction — silicone render works but only on a breathable base. We typically specify silicone over a lime plaster base on the rendered rear elevations and returns, where planning isn't an issue. Front elevations often need conservation approval.

Silicone render is the system we'd put on our own homes. It's the best of all worlds: through-colour, so no painting ever; hydrophobic, so Bristol's driving rain beads off; breathable, so the wall can dry out; and self-cleaning, so algae and dirt don't take hold. Redland sits between Clifton and Bishopston, and the housing is overwhelmingly late-Victorian and Edwardian: bay-fronted terraces on the streets off Redland Road, larger semi-detached and detached villas towards Redland Green, and a high proportion of houses subdivided into flats. That subdivision shapes the work. A great deal of what we are called to is internal and often urgent — a leak through a landing ceiling, a re-skim after rewiring, making good after a conversion — rather than full-property external rendering. Where external work does come up it tends to be rear elevations and returns, which on these houses are frequently rendered while the front is left as facing brick or stone. Parts of Redland fall inside conservation areas, and the stock is solid-wall throughout, so breathability matters on any external system.
