EWI on Redland's period villas is rarely right — solid-wall Victorian construction needs to breathe, and EWI traps moisture against the brickwork. We recommend internal dry-lining with breathable insulation on the period stock. The few post-1960s infill properties are the exceptions.

Redland sits between Clifton and Bishopston, and the housing is overwhelmingly late-Victorian and Edwardian: bay-fronted terraces on the streets off Redland Road, larger semi-detached and detached villas towards Redland Green, and a high proportion of houses subdivided into flats. That subdivision shapes the work. A great deal of what we are called to is internal and often urgent — a leak through a landing ceiling, a re-skim after rewiring, making good after a conversion — rather than full-property external rendering. Where external work does come up it tends to be rear elevations and returns, which on these houses are frequently rendered while the front is left as facing brick or stone. Parts of Redland fall inside conservation areas, and the stock is solid-wall throughout, so breathability matters on any external system.
