St George's housing stock runs from Victorian terraces near the park to 1960s estate homes on the outskirts. Both fail differently — Victorian terraces have lime plaster and original sand-and-cement that spalls by age; 1960s homes have thin acrylic that lets moisture through. We spec the substrate prep accordingly.

Most Bristol houses built before 2000 were finished in some form of render — pebbledash, tyrolean, sand-and-cement, or roughcast. After 20-40 years, that render is reaching the end of its useful life, and the symptoms are familiar: blown patches, cracking along stress points, paint that won't stay on, and damp getting into the wall.
